In Singen am Hohentwiel we started building our own self storage facility in 2024: 3,000 m² of new build on Hadwigstraße, planned from scratch. The task was the same one our consulting clients face: assess the site, develop the concept, build, select the technology and open for business.
Our approach
We went through both consulting modules on our own project. First site and market analysis, unit mix and financial model, then planning with partners for the unit system and access control, setting up Stora as management software and online booking. Operations have been running since 2026: customers book online, receive their access automatically, and Connect answers the phone. The site is our proof that concept and operations belong together.

Starting point
Havenbox on Elbestraße in Bremerhaven is our first facility and has been operating since 2016. This is where we learned what self storage means day to day: letting, customer service, dunning, maintenance and reporting to lenders. Around 270 units are let today.
Our approach
Havenbox is our working lab. Here we introduced the digital booking process, revised the pricing structure several times and tested Connect as an AI phone assistant in our own operations before customers got it. One customer advisor runs the day-to-day business, everything else runs on processes we now also use in Third-Party Management for owners.

The operator of Hublibox in Spreitenbach (canton of Aargau, Switzerland) wanted to position its modern self storage offer with units from 1 m² to 100 m² in the best possible way. The aim was to address both private customers, for example for moves, studies or stays abroad, and business customers. The challenge was to market the state-of-the-art facility on Industriestrasse 164 with 24/7 access, video surveillance and a mobile app efficiently and to ensure smooth, largely automated operations.
Our approach
Space4You supported the project with targeted advice on the operational setup and the implementation of modern management solutions. We assisted with the integration of the Stora self storage software to establish a fully digital booking and administration process, from online reservation to automated access control via PIN code and app. We also helped structure the unit mix and develop flexible rental models with monthly cancellation to maximise the appeal for different target groups.

Starting point
Out of their own experience of missing storage space, the owners of KW-Box („Die Lagerprofis“) founded their self storage business in Bremerhaven. After first successes with garage rentals, a central new build was realised at Barkhausenstraße 9, right at the Neuer Hafen in the city centre. The operators needed strategic support to structure the new site with modern storage units from 1 to 21 m³, accelerate occupancy and establish professional operating standards.
Our approach
Space4You provided valuable input on pricing and marketing of the new build. We advised on optimising the range of units, from small units from 0.8 m² to medium-sized units of more than 7 m², to address a broad target group. The facility was equipped with video surveillance, an alarm system and heating to above 12°C. We also supported the professionalisation of the brand presence and visibility on relevant platforms to capture local demand in Bremerhaven’s city centre.
