Space4You accompanies investors and developers in two steps. Module 1 clarifies whether and how a site works. Module 2 turns the concept into a facility that runs. If you do not want to operate it yourself afterwards, you move on to our Third-Party Management.

Module 1
Before you invest, you need a reliable answer: does this site work, and in which form? The result is a concept you can base your decision on and present to lenders.
Module 2
The concept becomes a facility that runs. We accompany the planning, select the technology and set up operations until the first tenants move into their units.
We most recently went through both modules for our own facility in Singen: 3,000 m² new build, operated on Stora, online booking and automated access from day one.

Is your facility living up to its potential? We analyse unit mix, pricing strategy, booking funnel and processes and deliver a plan with measurable targets for occupancy, revenue per square metre and operating costs.

Occupancy comes from visibility. We set up local SEO, Google Ads and a booking funnel that turns enquiries into rental agreements. From the opening campaign to ongoing lead generation.

We advise vendor-independently on management software, access control, monitoring, online booking and AI telephony. Everything we recommend runs in our own operations.
